This guest bathroom located in Lawrence, Kansas was ready for an update. Normally people don't think of having a handyman do a bathroom remodel for them, but this is something our company specializes in! We are able to keep our costs down since we don't offer design services and allow our clients to have freedom in the design process. However, we can highly recommend our friends over at Grace Interiors, they can offer inspiration and help you walk through the process of layout and product choices.
Our client had a vision and theme that they just needed someone to execute for them. They wanted to update and brighten everything up in this bathroom. So once they had all of their products picked out and ordered, we were ready to get started!
We pulled out all the cream colored tiles, mosaic floor tiles, toilet, towel bars, mirror, light, and vanity. The old cast iron tub was in pretty good shape so we left it. Leaving the tub in place saved our clients money but presented a challenge as they didn't make many tubs that were this specific size with the fitting that it had so we discussed that with Action Plumbing and they we're able to advise us on the best options so we could solve this problem for the client.
After getting demo completed we prepped for tiling. We waterproofed the shower, completed some of the drywall repairs, and used a decoupling membrane on the floor to ensure no cracking in the tile long term. The shower tile and floor tile went in, grouting was done and once that was completed, we put a fresh coat of paint up. Our last steps were to put this beautiful white vanity in with a marble top, install the new mirror, vanity light and towel bars.
The floor tile is a Moroccan concrete gray hexagon porcelain tile with a matte finish on it by Marazzi.
The subway tiles we installed are always a clean simple update that goes well with most finishes. We used Mohawk's Vivant White Matte 4x12 subway tile here, sold by Menards.
The client here purchased a beautiful new white vanity with matte black hardware and black sink faucet to match the black towel bars, mirror and vanity light.
All of the plumbing work was completed separately by Action Plumbing.
We worked back and forth with this client to ensure we were able to match the look they wanted and stick within their budget. One of the most important factors in a bathroom remodel is your budget, and the cost is heavily influenced by materials cost. We do our best to offer alternative options for a variety of different bathroom updates, from full remodels to light updates with a fresh coat of paint and updated flooring. We work best when given a budget range and are given an idea on products you're wanting. The final cost of this project was right around $11,000 including the cost of all materials. The vanity ended up being a big chunk of that cost which is why we also offer vanity painting on older vanities that are in good shape.
